RTF has limited rhizome activity, so it self-repairs to a degree, and it is worth the premium on a lawn that gets used. Both are sold as blends of several improved cultivars rather than a single variety, which is deliberate: a blend spreads the risk across different disease and heat tolerances. Management is different from everything else we install. Fescue gets mowed high — three to four inches, and taller in summer, because leaf area shades the crown and the crown is what has to survive August. It is fed in autumn and spring rather than mid-summer, since pushing nitrogen into a heat-stressed cool-season grass invites brown patch. And it wants deeper, less frequent watering than warm-season turf once established, delivered in the early hours. Where we place it matters as much as how we manage it. Fescue on the north or east side of a house, under afternoon shade, or in a courtyard with limited sun exposure will use far less water and look far better than the same sod baking on a south-facing front yard. We will often propose a mixed plan: fescue where the shade is, Bermuda or buffalo grass out front where the sun is, and drip-irrigated xeriscape on the hot bank nobody walks on. Installation follows our usual sequence, including the caliche probe and soil correction, because fescue's deeper root system needs somewhere to go.
